Next up, the Golden Ticket – your pre-approval. This fully underwritten loan is gold in the eyes of sellers. Between paperwork and submission, you’re looking at another couple of weeks. So, at this point, you’ve invested about a month into the process.

Home Tours and Offers

Now, it’s time to tour homes. In this dynamic market, you could potentially be searching indefinitely. That’s why it’s crucial to have your wants and needs clearly outlined. After about three to four weeks of home tours, you might experience what we call “buyer fatigue.” To avoid this, stay focused on your criteria, and when you find the right home, it’s time to write an offer.

Once the offer is on the table, negotiations begin. Factor in due diligence, inspections, financing, and appraisals. This phase adds roughly 30 more days to your timeline. So, when you combine the time spent finding an agent and touring homes, you’re looking at a minimum of a couple of months.

Closing

Finally, closing day! The most exciting part. It takes about a day to get everything funded and recorded. So, from the start to finish, you’re looking at a minimum of a couple of months, perhaps longer.
