5 Things To Check Before Buying a Home in Salt Lake City

From small cracks to fresh paint patches, this quick checklist shows how to catch red flags early during a home tour.

When touring a home, how do you know if it’s truly a good fit or if it’s hiding problems that could cost you later? That first visit isn’t just about imagining yourself living there; it’s your chance to spot red flags before getting too attached. Taking your time and knowing what to look for can make all the difference.

Here are five key warning signs to pay attention to when walking through a home:

1. Smell. The first impression often comes from the air. If there’s a musty or moldy odor, that’s a major red flag. A distinctly moldy smell can point to water damage or hidden moisture problems that might require costly repairs.

"Hidden issues reveal themselves if you know what to look for."

2. Fresh paint in isolated areas. Notice any small areas of fresh paint that don’t match the rest of the wall or ceiling. That could mean someone’s trying to cover up stains, cracks, or other signs of damage rather than fixing the issue itself.

3. Cracks in walls or ceilings. Look closely at the walls and ceilings. Serious cracks may indicate settling issues or previous water damage. While not always dealbreakers, they’re worth investigating further before making any decisions.

4. Yard slope. Step outside and check how the yard slopes. If it tilts toward the house, water could collect near the foundation, leading to drainage issues or deterioration over time. Proper grading should direct water away from the home.

5. Sticky doors or windows. Doors and windows that stick or don’t open easily can signal more than wear and tear. They sometimes point to foundation movement or structural issues that should be checked out.

Even without a home inspector present, being observant during a tour can reveal a lot about a property’s condition. Take your time, trust your senses, and look for these early warning signs. They can help you decide whether to move forward confidently or move on to the next home.
